We’re not talking about an uptick of 1% in unemployment rates. So that is one anecdotal piece of information. I did sit in the office with a very close friend who was with a large — another large storage company that owns over 200 properties and Los Angeles during that time frame. He shared with me some data that I looked at, and it was very interesting to see that revenues in that portfolio increased year by year from 1989 through to 1993 and 1994. I don’t have the data. It was never published formally. But I suspect, if Public Storage wanted to share it, they could.

So kind of get started, I’m going to make this a little bit more direct since everybody is very different in what they do. So Kent and Kurt, I would like to get your perspective on how the changes in the credit markets over the last six months have impacted your ability to access debt. In your experience, have debt costs changed over the last year, and how have lenders changed their underwriting standards? KENT CHRISTENSEN, CFO, EXTRA SPACE STORAGE: Extra Space, there obviously has been a substantial change in the credit markets. The ability for companies to access cash through, to lend debt from the CMBS market obviously has dried up. There is very little activity going on in the CMBS market today. Extra Space was in a very good situation in that we had done a large convertible bond offering at the beginning of last year which gave us substantial amount of cash on our balance sheet. So in the last eight months, we have not had to access the CMBS market, but yet we have kept the pulse on what has been going on there.
